Made an offer on a condo yesterday. Will the first offer be a charm?
Last night, my real estate agent and I sat down and made a formal offer on a condo on the North side of the Lower Queen Anne area of Seattle. You can see the picture of the building below.
I have to say that I am very excited about this place. While there are a lot of uncertainties going on around me currently including fears of a looming recession, decreasing house prices in nearly every city except Seattle (and who knows if that will reverse), and constant rumors about an impending Windows Live reorg, I am pumped to (potentially) own a place that I can call my own no matter how each of the above things turn out.
In addition, my savings goes a much farther way. While I was living in San Francisco, I had saved up enough money to buy a little shack, but in Seattle, that same amount of money actually gets me a nice 2BR condo in a great area.
I spent many long hours over the last 9 months researching comparables, and while doing so, it became clear to me that a place with a killer view definitely came at a premium. But given the amazing view from my rental apartment, buying a place with a view of the needle and the sound (see pictures taken from the deck of the condo) was one of my top priorities in the home buying process.
In addition, the guy that lived there before me did some pretty insane renovations to the place, and it has the most unique style that I have seen in a condo (at least from the 50+ condos/townhomes I looked at in Seattle). All in all, I think I made a good (lower than asking price) but reasonable bid on the house and hopefully if all goes well, I will know if the offer has been accepted in two days…. fingers crossed!
If I don’t get the place it will be because of the learnings from my business school negotiations class, and he tried to negotiate a price above my BATNA… 8^)
UPDATE: They accepted my bid! We have reached a mutual agreement on the price. Closing is on 3/14!
